Market Value, in relation to an asset, means the amount that a willing buyer could reasonably be expected to pay to acquire the asset from a willing seller, assuming the following conditions:
- (a) The buyer and the seller deal with each other at arm’s length in relation to the sale;
- (b) The sale occurs after proper marketing of the asset;
- (c) Both the buyer and seller act knowledgeably and prudentially in relation to the sale.

The Australian Taxation Office (ATO) requires SMSF assets to be valued at market value for several key purposes:
- Preparing financial accounts and statements of the fund
- Acquiring assets between SMSFs and related parties
- Ensuring arm's-length investments
- Disposing of collectables or personal use assets to related parties
- Determining in-house asset value as a percentage of total assets
- Valuing assets supporting super pensions
- Valuing retirement income streams (pre and post-1 July 2017)
- Assessing assets for CGT relief in the 2016–17 income year
- Valuing assets for the retirement phase and accumulation account calculations
